The Company welcomes the support for high densities of residential development in the Portman Quarter and Waterfront areas. The Company does take issue with the assertion (para 9.22.4) that the highest density of residential developments are unlikely to be viable due to a combination of rising build costs and relatively low sale values for flats. This may be the case in respect of two and three bedroom flats, aimed at the mature housing market, but there remains a very high demand for small, one and two bedroom flats, aimed at first time buyers.

ABP welcomes IBC's support for high density development in the town centre and Waterfront. ABP also welcomes IBC's qualification that it will not insist on the requirement to meet Nationally Described Space Standards if this is demonstrated to be unviable in specific cases.
