Do not necessarily object to allocation for housing of site IP010b which includes Hughes' curtilage, but the following issues need to be considered. 1.Hughes continue as a commercial enterprise B1/B8 use with ancillary retail (510 sqm or 310 sqm). There may be an operational conflict between the residential and commercial uses. Residential development would require careful design. 2. If the housing allocation necessitates Hughes' relocation, the business would seek assurance that a commensurate site in an equally suitable location is found in Ipswich and any costs involved would not be incurred by Hughes. Also any inconvenience would be compensated.
