A very sensitive site in a transition area, where care is needed to avoid harming the historic environment. The site contains a listed building and adjoins numerous heritage assets (two listed churches, Wolsey's Gate, one listed house, Central and Wet Dock conservation areas). There are two scheduled monuments to the north and the site was the location of Wolsey's college. The impact on the significance and setting of these assets will greatly influence its revevelopment. Further assessment of heritage impacts is needed and the site allocation will need to be justified and appropriate development criteria set if taken forward.
