There appears to be an error in the table on p29 as it records an area of 0.6ha whereas Appendix 3 shows 0.87ha. The former gives a density of 50dph, contrary to the 35dph average in Policy DM30(c). Although an allocation of just under 30 dwellings would comply with policy it would be out of keeping with the neighbourhood. A density of 15dph is suggested. As the hockey pitch is classified as sport provision it would need to be replaced before change of use for housing could be sanctioned; current site access is also considered inadequate.
