Such a development:

1. Will change the entire character of the area.

* The green open space is currently enjoyed by the local community for various activities many of which bring the community together. It opens up what would otherwise be a very dense area.

* The few existing tress on the land will most likely be pulled down


2. Will inevitably overlook existing properties invading privacy of residents
3. Will cause a significant loss of light for nearby properties
4. 4. Will cause inevitable traffic congestion and road safety issues at peak times in what will become a very densely populated area
5. More parked cars on the roads will make it even more difficult to get emergency services through.
6. Is on a fine line between town planning and town cramming - with Elton park potential 105 new houses is there really a need to cram more in here?

If the site were to be built on have the following factors been considered

1. Noise pollution to existing household
2. Dust pollution to existing households
3. Access to the site and the health and safety issues this will entail
